Special Assessments
How the Process Works
A Special Assessment is separate from annual dues and may only be used to fund capital improvements such as construction, reconstruction, or repair of infrastructure that benefits specific lots.
How It Works
- Board Proposal
The Board adopts a Resolution describing:
- The project
- The lots affected
- The cost and payment terms
- How the amount was calculated
- Notice & Ballots Sent
Affected lot owners receive the full proposal and a ballot to vote YES or NO.
The voting period begins when the mailing is sent. - Voting Period (Up to 180 Days)
Only affected lots vote. - Approval Requirements
- 67% YES votes → Assessment passes
- More than 33% NO votes → Assessment fails
- Not enough ballots returned → Assessment fails
If approved, the assessment becomes mandatory for all listed lots, including those who did not vote.
