Stagecoach Lot Consolidation Information

If you own two or more adjoining lots in Stagecoach and would like to combine them into one consolidated lot, SPOA must review and approve the request before it moves forward. Lot consolidation is treated as a re-subdivision under the Declaration, and Routt County approval is also required. 

What Is Lot Consolidation?

Lot consolidation is the process of combining adjoining lots into one newly defined lot. As part of that process, SPOA may also be asked to approve the vacation of certain internal rear or side easements between the lots, while perimeter easements remain in place unless otherwise approved.

Before You Submit

Please gather the materials required for Board review. Your submission should include:

  • A signed Lot Consolidation Agreement with original signatures
  • Exhibit A attached to the agreement
  • A surveyor’s map labeled “Exhibit A” showing:
  • existing lot lines
  • the proposed consolidated lot boundary
  • internal easements requested to be vacated
  • perimeter easements to remain
  • any existing or proposed improvements
  • current and proposed legal descriptions
  • owner name as shown on the recorded deed
  • Recorded ownership documents and legal descriptions
  • A topographical map at 1” = 10’ with contours and elevations
  • A list of utility companies whose easements would be vacated, along with required consents from those utility companies 


What Happens Next

After submission:

  1. The General Manager verifies ownership in SPOA records and the Routt County GIS system.
  2. The request is placed on the next Board meeting agenda.
  3. If approved, the consolidation can move forward for recording. 


Important to Know

Approval of a lot consolidation does not remove the property from the Declaration. The consolidated parcel remains subject to SPOA covenants and restrictions. For Article V purposes, the consolidated parcel is treated as one lot, but the agreement may still provide that the owner remains responsible for voting rights and assessments based on the original number of lots identified in the agreement.
