Architectural Control Committee (ACC) – What You Need to Know

Every property owner in the Stagecoach community must submit a request to the Architectural Control Committee (ACC) before beginning any exterior projects, changes, or construction — including new buildings, fences, decks, sheds, exterior paint changes, and other improvements. This helps ensure visual harmony, protects property values, and makes sure everyone’s work complies with community standards as set forth in the Declaration of Covenants, Conditions, and Restrictions.
The ACC reviews exterior improvements to:
✅ Preserve the character and quality of the Stagecoach community
✅ Ensure proposed projects match approved styles, materials, colors, and placement standards
✅ Protect views, natural topography, and neighboring properties
✅ Reduce disputes and maintain property values for all owners
Starting work without ACC approval can result in fines, forced removal, or restoration orders.
How it works
Gather Your Materials
Before submitting, make sure your application includes:
- Your contact information
- Detailed description of the project
- Property sketch/site plan showing where the work will occur
- Material samples & colors (or paint swatches)
- Dimensions of the structures or changes
- Estimated start and completion dates
- Photos of existing conditions and proposed changes
The more complete your submission, the faster the review. Most delays happen when information is missing.

Make sure the forms are fully completed and signed before you submit.
Submit Your Application
Send all required documents as one combined packet to:
Projects and Compliance Manager
Make sure your submission includes all supporting documentation — incomplete packets are returned and delay approval.
Once the Project and Compliance Manager believes the application are complete and all documents have been provided, it will be forwarded to the Architectural Control Committee.
ACC Review Period
Once submitted:
✅ The ACC will confirm your submission is complete
✅ They will review your project against the covenants and guidelines
✅ You will receive a written decision
Typical ACC review timeframe (based on our governing docs) is approximately 30-60 days.
Please do not begin construction until you have received written approval.
What's Next?
Request Is Approved
You will receive:
✔ A written approval letter
✔ Any conditions or requirements to comply with
✔ Instructions on next steps (permit process, HOA inspection, etc.)
Informal Request Is Denied or Needs Changes
If the ACC determines changes are required:
- You will receive a letter with specific explanation
- Suggested modifications will be provided
- You may revise and resubmit your request
Informal denials are not final — owners are encouraged to collaborate with the ACC to meet standards. For that reason Informal reviews are recommended.
Formal Reviews result in approval or denial. The project must be revised and resubmitted to the ACC or appealed to full Board of Directors at the next regularly scheduled meeting. Both options may result in a delay of 60-120 days and still risk denial.
